Building Regulations Compliance

There are significant changes to the Building Regulations, Approved Document F Ventilation and Approved Document L Conservation of Fuel & Power, effective from 1st October 2010.

These changes will affect every business that supplies or installs windows, doors or conservatories but Joedan can help by providing information and fabricated products that will smooth your route to compliance.

Approved Document F Ventilation
Although this document has been updated, there is no change in the guidance for the use of trickle ventilators within replacement windows.

Approved Document L Conservation of Fuel and Power

Conservatories
Although this document has been updated, there is no change in the exemption for conservatories that have an internal floor area of less than 30m2, separation from the main building by exterior quality doors and if heated with separate controls.

Windows and Doors
Approved Document L is divided into four sections, L1A & B cover new and existing dwellings and L2A & B cover new and existing non dwellings. Each section has its own specific compliance requirements.

Key changes are for dwellings:

Window Energy Rating for windows – Band ‘C’ or better
U value for windows – 1.6W/m2k (or for new build a specific figure determined by SAP calculations)
U value for doors – 1.8W/m2k (or for new build a specific figure determined by SAP calculations)

Key changes for non dwellings:

U value for windows and pedestrian doors – 1.8W/m2k (or for new build a specific figure determined by SAP calculations)
Window Energy Rating for windows – Band ‘C’ or better (only if building is domestic in character)
U value for high traffic doors – 3.5W/ m2k
